Bayco Floodcops!
Bayco Floodcops are back water valves that go into your floor drains in your basement that protect from water coming back through the pipes when a back up occurs.
The reason why water backs up in the first place is because your sewer could be blocked or with heavy rain falls there might be to much water to go through your lines all at once. When this happens water will come up in your basement floor drains is because that is the lowest spot in your home for water to go if your sewer is blocked, and as we all know, water takes the path of least resistance so up it comes.
There is a way to prevent this from happening and that is with a back water valve, or a Bayco Flood-cop, which is the same thing. Installation of this device is really simple. All you do is drop it into your floor drain until it reaches the pipe and tighten down 3 or 4 screws until you can’t pull out the valve. Once this is done the water will not come back up in that location. Make sure you know the size of your pipe before buying the valve as there are a few different sizes, but they all install the same. Common pipe sizes are 3 and 4 inchs and the price of the valve is around 25 dollars for a heavy bronze bodied one like the Bayco.
So where does the water go then?
Well if you have a basement plumbing like a bathroom or a wet bar it will then go there. so you will want to make sure those lines are protected with a in-line back up valve, I will get into what that is tomorrow as that requires a bit more work to install. The other great feature of having this valve is in the case of a sewer back up it prevents sewage from getting into your weeping tile lines which can be a real pain to get rid of the order after as weeping tiles lines run under your basement slab and are hard to get at.

That water should get diverted to a sump pump if you have one. Again I will post on that in a few days, but a sump pump & pit along with back water valves can really save your basement when your sewer backs up or there are heavy rains over loading your sewer, so your going to want to catch the rest of the posts in flood protection so make sure you subscribe to my RSS feed so you don’t miss anything.
